What are the Requirements to Apply?
You household income must equal 3 times or more of the total monthly rent. You must also pass the credit, background and rental history screening.
What are the Lease Terms?
We offer 7-to-15-month lease terms.
What is the Security Deposit?
The security deposit is $350 with approved credit and can be up to 1 month’s rent, depending on the credit screening.
Is the Community Pet Friendly?
Yes, we allow 2 pets per apartment home and require vaccination records and a picture of the pet. There is a non-refundable pet fee of $400 for the 1st pet and $200 for the 2nd pet plus $20 monthly pet rent for each pet. We have a pet park and pet spa on property. Restricted breeds are not permitted - Rottweiler, Doberman Pincher, Pit Bull Terrier/Staffordshire Terrier, Chow, Spitz and Akita.
Is Renters Insurance Required?
Renters Insurance is required through the entire term of the lease.
Are the Utilities Included?
Utilities are not included. The water/sewer is metered and you pay the property that bill with your monthly rent payment. You will put electricity in your name and you will pay the power company directly.
Who is the Cable/Internet/Phone Provider?
Xfinity/Comcast is the provider for the cable/internet/phone.
Do you have Storage?
There are storage closets in each building for $45 a month.
Do you have Garages?
There are detached garages on site for $150 a month.
Can I Store a Boat/Jet Skis/Trailer/Pod?
We do not allow boats, jet skis, trailers or pods to be stored on the property.
What’s your smoking policy?
We are a smoke free property. Smoking of any sorts is not permitted even with a medical card.
Is there 24-Hour Maintenance?
There is a member of our Maintenance Team on call 24/7 for maintenance emergencies only.
When Is My Rent Due?
Rent is due on the 1st of every month; however, we accept rent until the 3rd with no late fees.
When is Rent Considered Late?
Rent is considered late on the 4th and any time after. There is a late fee charged to your account of 10% of what your base rent is. If late, rent must be paid with certified funds either on the portal or a cashier’s check can be brought into the office with late fees included.
How Do I Pay My Rent?
There are several ways that you can pay your rent:
- Pay with a personal check or cashier’s check.
- Pay with a check online through our online resident portal. *This option does NOT cost a convenience fee.
- Pay with a credit or debit card online through our online resident portal *This option does cost a convenience fee.
What Is a Resident Portal?
The property website allows the resident to setup an account to submit service requests, pay rent and sign up for the fitness center at addisonplaceliving.com.
